
A normal question I get asked is, “If I am thinking of selling, when should I do the upgrades I am thinking about?”
My first question is: When are you thinking of selling?
If the answer is sometime within the next year, do the upgrades as close to selling as possible. You want to present the best possible product, and everything will look newest and freshest right after you do them. And if you are like me and have kids or animals at home, they will be hard on paint, flooring, or even new appliances quickly. So the closer to sale, the better.
If the answer is more than a year out, do most things now, so you get to enjoy them. New furnace or A/C, new bathroom or kitchen, or new garage are all going to be something you can and should enjoy. It’s your house, give yourself the good stuff.
Obviously, if there is a problem, fix it. Waiting a year to replace a leaky roof can mean you have to fix a lot of other things too.
