About that New Assessment…

Well, I just received my new assessment, and it looks like my property value went up 20%. Except, it didn’t. If you are in the same boat, here is a simple step by step process to protest it. I can’t guarantee it will work. In most cases, it is worth a shot.

Within that process you need one thing I can give you: proof. If you are looking to protest your new assessment, just let me know and I will run numbers for you. I will caveat that a lot of houses have gone up in value by quite a bit. So you might find out your house really is worth that amount on the open market. I will give you what your house is really worth.

I am also happy to do this any time. If you have been thinking about selling, the market needs inventory. We are still very low on houses to sell. That is actually what is continuing to push prices up.

If you are looking to buy, things have become much more normal. No more competing with 20 other people for one property.

The Spring Market is Here!

Well, we have officially hit the beginning of the Spring Market. In fact, I think we have been in it for a bit. (Yay, weak winters!!!) For myself, I currently have every single listing I have put up in 2023 sold or under contract. Do you know anyone that is thinking about selling? I have buyers that are just sitting and waiting for the right one to come along.

And it is not just me. 2023 is already doing better than 2022. New listings for Feb. 2022 were at 565. New Listings for Feb. 2023 were 597. What were they saying about interest rates screwing everything up again? At the end of February 2022 we had sold just over 2,000 houses in the Des Moines Multiple Listing Service (MLS). So far in 2023, we are at 3,214 sold.

If you are looking to buy or sell, I would love to talk to you. The Des Moines market is still very strong. I will completely admit that we are out of the crazy times. No longer am I seeing multiple offer scenarios with ten different buyers. Still seeing houses sell. It might take a little longer. That means buyers get more time, and sellers still get sold.

It’s Back to Normal

I keep having the same conversation over and over again, so I am assuming this is on your mind. I thought it might be helpful to share it with you all. Here is the conversation:

Someone: So what is going on with the market? Is it just a terrible time to sell or buy right now?

Me: Actually, everything has just gone back to normal. We had an insane market for about 18 months there. You could list a house and get ten offers and sell it three hours before it actually hit the market. That is gone now. We are just back to normal. A house can take 1-3 months to sell on average. That is the way it was before. It is back to that.

Someone: What about interest rates, though?

Me: Also, just back to normal. The rates we had before were insane. It was a good idea to exploit them as much as possible. Now we are back to normal interest rates. Depending on the bank and the day, rates are anywhere from 5%-6%. That is very normal.

Someone: So the market is just back to normal, and it is fine for me to buy/sell a house?

Me: Yup.

Bonus for My Clients

First off, Happy New Year!

With the year starting out I wanted to give you a bonus just for knowing me. You might not know that I have been working on a book for the past few years titled How To Be Happier. It has been a labor of love and I have so thoroughly enjoyed the process.

Don’t worry, I am still a Realtor, and I don’t have any plans of going anywhere. If you are looking to buy or sell, I am here for you and I want to help.

In an effort to build an audience for the book I started blogging over at HowToBeHappier.blog. As I worked on it though, I found I also loved blogging. I found it aligned with my book really well. The extremely short version of my book is you are what you focus on. If you are always looking for what is wrong, guess what you are going to find.

For my blog, I write a daily post about something to help you think about what makes you happy. The posts never take more than one minute to read. Short, sweet, and to the point. My idea is if you have something that makes you think about your own happiness everyday, maybe it will help you be happier over time.

Post 65: Lack vs. Luck

I was talking with a friend about a fear of missing out on beauty in the world. There is so much I could overlook because I am unaware of it, or simply not focused on it when it occurs.

My counterpoint was that I am missing out on 99.999% of the beauty in the world at all times. Not to mention how many billions of 9’s I would need to add to that number if I included the rest of the universe. Instead of taking my time worrying about what I am not experiencing, I could simply spend more time focusing on the beauty and love I do have the privilege of experiencing.

I can always focus on lack. I can always focus on luck. Both are around me all the time in far more abundance than I could ever take in. I have the ability to choose which one I look for.

Sometimes they are really short, like this:

Post 84: Just Keep Swimming

The only thing that can make me fail is if I quit.  If I keep trying, I am simply getting closer to success.

Either way, you can get something everyday to help you think about how to be happier. If this is not for you, don’t worry. You will never get an email like this from me again. The Market is Ready for Your Listing

Hello my friends!

I am going to get straight to the point. If you have been thinking about selling your home, call me.

Right now there are only 1,629 houses for sale. Total. 1,092 of those are new construction. That means that currently, on the entire central Iowa Multiple Listing Service (MLS), there are only 537 resale houses available on the market. On the ENTIRE MLS!

To help put that in perspective, there are currently 1,331 houses under contract. You read that correctly. There are almost two and a half times as many houses under contract right now than there are non-new construction houses on the market.

There are so many buyers out there. Interest rates are still low. Lots of people are still moving. If you have been thinking about selling. Call me. You want your house listed. You want to go in front of as large of an audience as possible. You want to be in a multiple offer situation. I can’t guarantee you will be. You have a darn good chance of it happening though.

Buyers, I don’t forget about you either. Call me. You still have access to incredibly cheap money. You still have houses hitting the market every single day. You just need help to make sure your offer is the one that gets accepted.

Skill Makes the Impossible Possible

The longer I have been a realtor, the more I realize how valuable it is to find people who really know what they are doing to work with.

For example, I recently had a family referred to me who were moving to Des Moines from out of town. Both the husband and wife were starting new jobs here. That caused a difficulty. They wanted to buy a house, and a bank would need them to be in their new jobs for a few weeks before they would approve the mortgage.

So my clients needed to move here and start their job, while not being able to buy a house until close to a month after moving here. Did I mention they have children and pets?

Everyone was trying to figure this out. The bank, the couple, and me.

They were planning on renting a short term place for a month. That means they would have to transport their entire family to Des Moines and move into a new place, only to do the exact same thing all over again a month later. While starting new jobs. In the winter.

Luckily, they chose me to be their realtor, and I have a lot of experience both as a realtor and a real estate investor. This family had a house they wanted. So I came up with a plan to ask for a month of early occupancy, meaning they could move into the house when they made it to Des Moines and not fully purchase it for a month after that.

I talked the family into trying the offer, the bank into letting me make the deal I thought might work, and finally the seller into accepting everything. The best part is that they only had to move once. And because we did everything through the bank financing, their out of pocket expenses were dramatically lower than if they had to find a rental, and move twice. Plus it was simply way easier for them to move into their new home and be done.

My buyers were so happy at my out of the box idea. The bank thought there was no way to move forward with the original situation without a rental. The sellers were happy to get a good deal.

Because my buyers chose me, they were able to find a solution that made everyone happy, got them exactly what they wanted, and I made it all happen.

Working with people who know what they are doing is worth far more than the money they cost. Headaches saved, problems avoided, money not spent all come from working with someone who knows what they are doing.
